Setting Up Renter Criteria

Overview: This article will show you how to set up renter criteria in Rently Tour Manager (SF). Setting up renter criteria is essential for using iQual Plus to speed up the screening process.

Step 1: In the left sidebar, under the Company dropdown, click "Rental Criteria."

The screen will refresh, and the "Get better qualified renters for free" screen will appear.

Step 2: Under Pets, adjust the top white dot to set how many dogs are allowed.

Step 3: Adjust the second white dot to set the heaviest size dog allowed.

Step 4: Adjust the third white dot to set how many cats are allowed.

Step 5: Under Evictions, move the toggle to set if Evictions are or aren't accepted.

a. If Yes, a box will appear. Move the white dot in the box to set how old the most recent eviction can be.

Step 6: Move the white dot to set the minimum gross household income requirement in the Income section.

Step 7: Select Yes under Landlord History to set if renters with landlord debt are accepted and No if they aren't.

Step 8: Select Yes under Bankruptcy to set if renters in bankruptcy are accepted and No if they aren't.

Step 9: Under Property Classes, move the white dots to set the risk level for each property class by price.

a. The first white dot will adjust the amount for Class C/D and the lower amount for Class B.

b. The second white dot will adjust the higher amount for Class B and the amount for Class A.

Step 10: Under Credit Score, move the first white dot to set the score at which applications will be denied if they are less than or equal to and the lower score at which applicants will be conditionally accepted.

Step 11: Move the second white dot to set the scores that will result in the higher score at which applicants will be conditionally accepted and approved if they are greater than or equal to.

Step 12: In the bottom left corner, click "Save." Congratulations! You've successfully set up the renter criteria.
