Rently will automatically publish your active listings to our network of partner syndication sites.
If you find that a property isn't being advertised or syndicated to one or more of our partner sites (Zillow, Trulia, Zumper, Hotpads, Lovely, etc), check to see if one of the following reasons may be the cause.
Note: For immediate assistance please contact your Client Success Manager.
There May be a Conflicting or Duplicate Listing:
If a listing site like Zillow receives the same property from two different sources, it will block one or both of the listings.
Rently works best when we handle the syndication for your properties. This way your prospective tenants will receive an automated response from the Rently.
To Fix This Issue: In your current property management software, turn off the "syndication", "post to internet" or "advertise on internet" feature. (This is common in Appfolio, Buildium, Propertyware, MLS sites, FreeRentalSite and more.)
Your Property is a Multi-Family Unit or Has a Large Number of Units:
Zillow requires that multi-family properties with more than 50 units be paid for within Zillow. Rently will continue to syndicate to all of our other partners.
To Fix: Reach out to a representative from Zillow for their paid service.
The Length of Time Since Posting Your Listing:
Rently automates a lot of the work for you, but it still takes time before a listing will go live. If you just added a property or archived one in Rently, our server still needs to communicate to our syndication partners' servers.
We are working to get it posted as soon as possible so you can get the most leads. Please allow 2 to 4 hours for a listing to go live and up to 24 hours for an inactive listing to be taken down.
Another Property is Listing as For Sale or Sold on Zillow:
Zillow gives preference to properties that are listed as For Sale over rental properties. If a property was recently sold it may take time for the older For Sale listing to be replaced.
Unable to Parse Address or Unable to Locate on Map:
Our syndication partners rely on us to send the location of a property in a specific format. If an address isn't mapping correctly or is missing unit numbers, you will need to correct the address so that we can correctly map it.
If this is a newly built property, you can reach out to Zillow Group directly or contact your Client Success Manager so that we can notify them of the new build.
Note: When searching the address on the listing site, make sure it is typed in exactly as it displays in Rently. (i.e. searching 123 S Main St for a property at 123 South Main Street will not show up)
For Zillow Group:
Zillow Group (Zillow, Trulia, Hotpads) is now charging property managers to post listings on Zillow, Trulia, and Hotpads. Until the paid agreement is set up directly between the property management company and Zillow, they will block our feed. Once the agreement is in place, our feed will be unblocked and we will continue to post your properties on Zillow Group sites. You can reach out to the Zillow Group to set up the agreement here: rentalfeedinquiries@zillowgroup.com
